WHY US
Don't let the interior eat up your opening budget
The scariest part of a shop interior is watching your budget shrink without knowing what you are paying for. We start by showing you what the costs are made of and how the project will run.
01
No lump-sum "isshiki" estimates
Demolition, groundwork, finishes, equipment and electrical work are written line by line with quantities and unit prices. The building's A/B/C work classification is shown separately.
02
We check the property with you before you sign
We check power capacity, water and drainage, gas, exhaust, fire safety and the building's construction rules, and tell you the likely cost for that property before you sign the lease.
03
We won't let the interior eat up your opening budget
We always suggest ways to keep money: reusing inuki equipment, opening at 80% and adding later, and alternatives that keep the look for less.
04
Conditions for extra costs in writing before work starts
Possible extras — such as damaged substrates or pipes found after demolition — and their estimated cost are explained in advance. Extra work is always discussed with you first.
05
A schedule counted back from your opening day
The schedule includes health center and fire inspections and equipment deliveries. Pipes and wiring are photographed before they are covered.
06
One contact for interior, electrical, LAN, cameras and signs
We coordinate with the Iemonogatari Group's electrical, LAN, security camera, flooring and wallpaper teams to arrange all the work you need to open.

FAQ
Frequently asked questions
QIs the consultation and rough estimate free?
Yes. The rough estimate is free. Send floor plans, photos and your wishes by LINE or email, and we will tell you the likely cost range and how to proceed. If the budget works for you, we visit the site and prepare an itemized estimate.
QCan I consult before I have found or signed for a property?
Yes — we recommend it. With the listing drawings and photos of a candidate property, we can tell you whether it suits your business in terms of power, water, exhaust and building rules, and the likely cost range. Finding the property itself is the job of a real estate agent.
QCan I contact you in English?
Our staff mainly speak Japanese. Messages in English by LINE or email are welcome, and we reply using translation tools. Phone calls are in Japanese. Contracts and official documents are in Japanese, so we recommend having someone who reads Japanese with you when you sign.
QWhy don't you use "isshiki" (lump sum) in estimates?
So that you can see what you are paying for. Demolition, groundwork, finishes, equipment and electrical work are written with quantities and unit prices, so you can compare them item by item with other contractors' estimates. Comparing quotes is welcome.
QHow long before opening should I contact you?
About 3–4 months before your target opening date, depending on the size of the shop. Rent starts once you sign a lease, so talking to us before you sign leaves time for design and construction.
