Shop drawings, an itemized estimate, a calculator and material samples (image)
  • All prices are estimates including tax. They vary with the property (power capacity, water supply and drainage, exhaust, building construction rules) and your specifications.
  • Per-tsubo prices include interior finishes (floor, walls, ceiling, carpentry) and standard lighting, outlet and air-conditioning work. Kitchen equipment, medical equipment, furniture and fixtures are not included.
  • Formal estimates list the quantity and unit price of each item. We never use lump-sum "isshiki" lines.
  • Rough estimates are free, and you are welcome to decline after hearing them.

GLOSSARY

Terms you will see in Japanese estimates

Tsubo (坪)
A Japanese unit of floor area: 1 tsubo ≈ 3.3 m² (about 35.6 sq ft). Rents and interior costs are often quoted per tsubo.
Genjo kaifuku (原状回復)
Returning the premises to the condition agreed in the lease when you move out. Commercial leases often require more than residential ones.
A, B and C work (A・B・C工事)
How work is divided in Japanese commercial buildings. A: done and paid for by the owner. B: requested and paid for by the tenant but done by the owner's designated contractor (e.g. air conditioning, fire systems). C: done by the tenant's own contractor at the tenant's cost.
Isshiki (一式)
"Lump sum" — an estimate line with no quantity or unit price. It is hard to compare or reduce, so we do not use it.
