FAQ
Frequently Asked Questions
Common questions from people opening or renovating a shop in Fukuoka.
QIs the consultation and rough estimate free?
Yes. The rough estimate is free. Send floor plans, photos and your wishes by LINE or email, and we will tell you the likely cost range and how to proceed. If the budget works for you, we visit the site and prepare an itemized estimate.
QCan I consult before I have found or signed for a property?
Yes — we recommend it. With the listing drawings and photos of a candidate property, we can tell you whether it suits your business in terms of power, water, exhaust and building rules, and the likely cost range. Finding the property itself is the job of a real estate agent.
QCan I contact you in English?
Our staff mainly speak Japanese. Messages in English by LINE or email are welcome, and we reply using translation tools. Phone calls are in Japanese. Contracts and official documents are in Japanese, so we recommend having someone who reads Japanese with you when you sign.
QWhy don't you use "isshiki" (lump sum) in estimates?
So that you can see what you are paying for. Demolition, groundwork, finishes, equipment and electrical work are written with quantities and unit prices, so you can compare them item by item with other contractors' estimates. Comparing quotes is welcome.
QHow long before opening should I contact you?
About 3–4 months before your target opening date, depending on the size of the shop. Rent starts once you sign a lease, so talking to us before you sign leaves time for design and construction.
QWho applies for permits such as the food business license?
The owner applies. We build to the facility standards, and the drawings used for prior consultation with the health center or fire station are prepared as part of our design work. Check the latest procedures with each office.
QWhat is a tsubo?
A Japanese unit of floor area. 1 tsubo is about 3.3 m² (about 35.6 sq ft). Our price guide shows per-tsubo prices with per-m² figures for reference.
QWhich areas do you cover?
All 7 wards of Fukuoka City (Higashi, Hakata, Chuo, Minami, Jonan, Sawara and Nishi) and nearby areas such as Kasuya District, Kasuga, Onojo, Koga, Fukutsu, Dazaifu and Itoshima. Please ask about other areas in Fukuoka Prefecture.
QCan you also restore our space when we move out?
Yes. We read your lease and the building's work-classification table, and estimate the scope and quantities before the move-out date.
